Aurora’s Fitzsimons is a key component of Colorado's bioscience industry. The Anschutz Medical Campus and Fitzsimons Life Science District redevelopment project consists of one square mile undergoing a $5.2 billion transformation at the northwest corner of I-225 and Colfax Avenue. The site will eventually employ more than 44,569 people.
As one of the largest medical-related redevelopment projects in the country, the Fitzsimons master plan calls for up to 18.5 million square feet of new construction dedicated to excellence in patient care, education, and research. 15,900 employees currently work at the site. In the next four years, that number will grow to 21,041 people. At full development, the site will have 44,569 direct jobs (not including surrounding development of retail, hospitality and services).
Approximately 6.4 million square feet of new and renovated building space has been constructed with another 3.3 million square feet coming online between 2008 and 2013. An additional 8.8 million square feet will be developed over time in response to private sector demand for bioscience research facilities and public demand for health care delivery and research.
A new Veteran's Administration Hospital is currently being planned at the southeast corner of Fitzsimons.
Anschutz Medical Campus
The Anschutz Medical Campus is the largest academic health redevelopment projects in the country. The campus is home to the health sciences programs of the University of Colorado Denver as well as University of Colorado Hospital. UC Denver researchers have a proven record of success and expertise in innovation, discovery and commercialization of therapies, drugs and medical devices. The Anschutz Medical Campus stands as a model across the nation for a successful redevelopment of a decommissioned military base. The Children's Hospital
The Children's Hospital relocated to its new $567 million, 1.5 million square foot facility in 2007. The Children’s Hospital was ranked 7th in the 2009 U.S. News & World Report’s “America’s Best Children’s Hospitals” issue which features a detailed ranking of the finest pediatric facilities in the United States. Private DevelopmentFitzsimons Village
Corporex broke ground in May 2010 on Fitzsimons Village, a 32-acre mixed-use development consisting of class A office/medical buildings, hotels and retail amenities to the Anschutz Medical Campus and Fitzsimons Life Science District. Fitzsimons Village connects to the Medical Campus via an elevated pedestrian walkway over Colfax Avenue. Phase 1 of the development consists of Fitzsimons 100 - a six story, 150,000 square foot class A office building with 16,000 square feet of ground floor retail space, parking structure, a 153-room SpringHill Suites by Marriott and a bank pad site. Construction is well underway on the initial office building, parking structure and hotel with completion scheduled in April 2011. Fitzsimons 100 office building is 80% pre-leased to The Children’s Hospital for its administration and IT departments, however, the entire third floor consisting of 30,000 square feet is available for lease, and is divisible to 7,500 square feet. Phase 2, consists of Fitzsimons 200 - a seven story, 208,000 square foot class A office building with 12,000 square feet of retail space and a second “full service” hotel / conference center. Preleasing and Build-to-Suit opportunities are available for the Fitzsimons 200 office building.
